California home insurance nonrenewal: organize the notice, timeline, and search
A nonrenewal notice is not the same as an immediate cancellation, a quote, or proof that replacement coverage is available. Preserve the notice, identify the policy expiration date, contact the current insurer, and begin a parallel documented search without cancelling existing protection.
Short answer: run two tracks at once
Contact the current insurer using the notice's official channel and begin looking for alternatives without waiting for that conversation to finish. The California Department of Insurance currently advises consumers who receive a nonrenewal to ask whether specific mitigation or corrections could support retention, while also warning not to delay the search for another insurer. Read the notice before summarizing it
Preserve the envelope and every page. Record the insurer, named insured, property, policy number in your private records, notice date, expiration date, stated reason, telephone number, response instructions, and attachments. Do not paste the policy number, full address, or notice into INSUREDLA's public first-contact form.
- Does the document say nonrenewal, cancellation, conditional renewal, inspection request, underwriting action, or something else?
- What reason and factual basis does it state?
- Does it describe a correction, mitigation review, appeal, inspection, or contact process?
- Which dates come from the original notice rather than a calendar estimate?
Use the current CDI timing rule as a verification prompt
The Department's residential guide currently states that a written residential nonrenewal notice must be sent at least 75 days before expiration and must include the reason. Rules and facts can change, and mailing details or emergency protections may matter. Verify the current rule, your notice, and any special order directly with the insurer or the Department rather than relying on this page as a deadline calculation or legal conclusion.
Prepare accurate facts for the current insurer and new markets
Organize only information you can support: occupancy, roof and system updates, defensible-space or other mitigation, inspections, claims, renovations, rental or business use, access, utilities, and photographs requested through an authorized channel. Ask what evidence is accepted and whether an inspection or correction changes the decision. Do not alter an answer to fit assumed underwriting criteria.
Compare written coverage, not the premium headline
CDI's sample-premium surveys are general comparisons, not personalized quotes. For an actual option, compare the proposed insurer, form, occupancy, effective dates, dwelling and other limits, deductibles, loss settlement, exclusions, endorsements, liability, additional living expense, conditions, inspections, payment requirements, broker fees, and responsible licensed contact. A lower premium can reflect materially different protection.
- Identify whether the option is admitted, FAIR Plan, surplus line, or another authorized path and who is responsible for explaining it.
- If FAIR Plan and DIC are discussed, compare them as separate contracts with separate insurers, forms, dates, and gaps.
- Ask what action creates an application, what creates a quote, and what authorized document proves coverage is bound.
- Never cancel existing coverage until replacement is confirmed through an authorized channel and the effective timing is understood.
Keep a dated contact and evidence log
Record whom you contacted, the company or agency, license information you checked, the date, the facts supplied, documents requested, response, follow-up date, and status. Mark a result as inquiry, application, quoted, declined, pending, or bound only when the responsible source supports that label. This log is your private organizer, not proof that INSUREDLA performed a complete market search.
